It’s a critical process when considering an investment property. It involves thoroughly researching and analysing various aspects of the property to ensure that it aligns with your investment goals and minimises risks. Here are key due diligence steps we assist our clients once the finance is in place:

1. Provide property reports/ suburb profile reports covering:

Market Analysis: Evaluate the local real estate market, including trends in property values, rental rates, and vacancy rates, median household income, tenant to owner occupied ratios….

2. Property Inspection (local or remote):

Conduct an inspection of the property in person to via remote video call option. This may also involve getting an opinion from a local property manager to assess the current condition of the property and identify any needed repairs or renovations and estimate associated costs. We also liaise with local Building and Pest inspector (if required) to organise the Building and Pest report. 

3. Tenant Leases:

Review existing leases to understand the terms, rental rates, and any obligations. Assess the stability of current tenants and evaluate lease expiration dates.

We conduct market rent analysis to compare the property’s current rental rates to market rents in the area and we evaluate the potential for rental income growth.

4. Property Management:

Assess the feasibility of managing the property yourself or hiring a property management company. Consider the impact on your time and resources.

5. Tax Implications:

If required we are happy to work with your accountant or a tax professional to understand the tax implications of the investment, including property taxes and potential deductions.

It’s crucial to approach due diligence with a meticulous mindset and seek professional assistance when needed, such as from real estate agents, attorneys, inspectors, and financial advisors.
